Start with the current building rules

Request current by-laws, house rules, management notices and relevant meeting decisions from the JMB or MC. Ask specifically about minimum stays, guest registration, access cards, parking, use of facilities and penalties.

Confirm local and legal requirements

Building permission and local requirements are separate questions. A conveyancing or strata lawyer should review the current position for the building and operating model. Verify lawyers through the Malaysian Bar directory.

Check insurance and service contracts

Confirm that the proposed use is covered. Model platform fees, operator fees, cleaning, linen, utilities, consumables, maintenance, guest damage, refunds and replacement reserves.

Use a permission-first decision rule

If written verification is unavailable, model the unit as long-rent or own-stay only. Do not pay a premium for projected short-stay income that depends on rules you have not seen.

Rules and enforcement can change. Re-check immediately before purchase and periodically during ownership.

Request a unit-specific analysis

Bring the price, layout and financing assumptions you are considering. Compare the operating case without assuming appreciation.
