Compare effective terms
Record the margin of finance, effective interest or profit rate, tenure, lock-in period, valuation basis, early-settlement terms and required insurance. Use the bank’s written offer—not an indicative sales conversation.
Run four minimum scenarios
- Base case using evidenced rent and ordinary vacancy.
- Higher-rate case with a larger monthly repayment.
- Lower-rent case with repairs and tenant turnover.
- Weaker-MYR case measured against the buyer’s SGD cash outlay and exit proceeds.
Keep a liquidity reserve
Model several months without rent plus one material repair. Do not assume a quick resale will fund an emergency; marketing time, buyer eligibility and competing supply can delay exit.
Verify the institution and adviser
Check financial institutions through Bank Negara Malaysia’s official resources and review its financial fraud alerts. Never transfer a booking or financing fee based only on messaging-app instructions.

Request a unit-specific analysis
Bring the price, layout and financing assumptions you are considering. Compare the operating case without assuming appreciation.
