Gross yield versus net operating yield

Gross yield divides annual headline rent by purchase price. Net operating yield also deducts expected vacancy, management, maintenance, assessment, quit rent, insurance, utilities and recurring operating costs. Financing, tax and acquisition costs should be assessed separately.

Long-term rental assumptions

  • Use signed comparable tenancies where available, not only advertised asking rents.
  • Allow for vacancy between tenancies and possible agent renewal fees.
  • Budget for maintenance, repairs, appliance replacement and periodic refurbishment.
  • Test a lower-rent scenario before relying on the base case.

Short-stay assumptions

Short-stay revenue depends on occupancy, average nightly rate, platform fees, operator fees, cleaning, utilities, reviews, seasonality and applicable building rules. Confirm current permission and operational requirements in writing before treating short stays as the base case.

A practical stress test

Recalculate the result with lower rent, two months of vacancy, higher maintenance, furnishing replacement and a weaker exchange rate against SGD. If the investment only works under an optimistic scenario, treat that as a risk signal rather than a forecast.
