How to compare asking prices

Request a dated price sheet identifying the unit, floor, facing, built-up area, included furnishings, incentives and all payment milestones. Compare the net contractual price and total cash required rather than a headline discount.

Indicative Phase 3 layout range

  • Studio: approximately 313 sq ft—compact entry quantum and a narrower occupant profile.
  • One bedroom: approximately 555–595 sq ft—potentially suitable for couples and cross-border commuters.
  • Two bedrooms: approximately 781–894 sq ft—more flexibility for sharing or small households.
  • Three to four bedrooms: approximately 1,156–1,555 sq ft—larger capital and upkeep requirements.

Sizes and availability must be confirmed against the current developer documents and the exact sale-and-purchase agreement. Illustrations are not legal plans.

Choose for the eventual occupier

Study bedroom privacy, storage, kitchen usability, air-conditioning ledges, balcony exposure, lift access and the relationship between usable space and stated built-up area. For rental, identify the tenant who would choose the layout and the competing stock available at the same monthly rent.

Costs beyond the price

Allow for legal and financing fees, duties, state consent, furnishing, maintenance deposits, utilities activation, insurance and a replacement reserve. Confirm current amounts with qualified professionals.

Request a unit-specific analysis

Bring the price, layout and financing assumptions you are considering. Compare the operating case without assuming appreciation.
