Source hierarchy

We prefer official government, transport, project and regulatory sources for factual claims, including LTA, Malaysia Inland Revenue, Bank Negara Malaysia, MOTAC, the Malaysian Bar and LPPEH. Public property portals may be used for asking-price or asking-rent snapshots, but an advertisement is not treated as a completed transaction or signed tenancy.

Prices, rents and availability

Property data changes quickly. Every quoted figure should carry a checked date and a source. Buyers should verify the exact unit, floor, orientation, condition, title, fees and current availability before relying on a comparison.

Return calculations

Calculator results are illustrative, pre-tax and before financing unless explicitly stated. They do not assume appreciation. Inputs such as vacancy, management, maintenance, utilities, furnishing, platform costs and insurance should be replaced with evidence for the selected unit.

Law, tax and building rules

Foreign-buyer eligibility, state consent, tax, immigration, financing and short-stay rules can change. Our guides identify questions to ask; they are not legal, tax or financial advice. Confirm the current position with qualified professionals and the relevant management body.

Corrections and review

Material claims are reviewed when new official information or reliable evidence becomes available. Last editorial review: 31 October 2026.
